Can anyone replicate this RENT "prop"?

It's not really a prop, but rather, a playbill, from the original New York Theatre Workshop of RENT. I was wondering if any of you paper prop wizzes could try to replicate the outside. Here are some shots. The ebay link picture cuts off the top of the playbill, so I cound another smaller picture that has the rest of the writing:

Yeah. RENT's cool. Hit me kinda hard the first time I saw it. A lot of it seemed to familiar. My only problem with RENT is some of the fans. I find a large number of people that LOVE it don't actually get it. They've never lived the life. Y'know?
