Ace Ventura's pants!

This is a pretty easy and highly recognizable character, but I can't for the life of me find the right pair of pants.
I've come to understand he wear gym pants from the 80's aka muscle pants.
As seen in this link from this page.

They can be found on ebay, but none of them with the similar simple striped pattern =/
They all come in very imaginative colors and patterns.

So I thought to sew me a pair myself, but the next obstacle is, where do I find a pattern for this? I'd tried googling, but the closest thing I found was a pattern for MC Hammer's made famous parachute pants. Not the kind I'm interested in =D

Searches for 'gym pants pattern' or 'exercise pants pattern' might lead in the right direction.

EDIT: Actually, 'pull-on pants' or 'drawstring pants' might be a better term.

Ace's look to have a drawstring at the very top of the waist, which he then wears a belt on top of, but below. Attached some 'reference' pics.

Yeah, still can't really find any pattern of them and nowhere can they be bought aswell. The ones out there are not really good enough imo.
So I tried my hand at creating them in (CLO3D), but can't really seem to get it right. This pattern shouldn't be that hard =/

Here are my two efforts anyway.
