Marvel's movie property rights?

I was watching Deadpool earlier and they mention both X-Men and mutants. I thought that because Fox (?) owns the rights to X-Men that no one else could use those terms. Did they make some kind of agreement like Sony did with Spiderman?

Man my mind is blown I though for sure I saw a marvel logo before the movie
You did.

The rectangle with the Marvel logo identifies the characters as Marvel Comics characters. You will see that in Fox and the Sony movies and in the corner of their posters.

Its only the tumbling 3D Marvel logo that means it's a Marvel Studios Movie.

It's confusing, I know.

Darn I was hoping maybe Fox had Blade. That would give us a better chance of an R rated Blade.

Marvel allows Netflix to take place within the MCU and that material is about as hard R as you can get. I'd say the thought of a Blade movie or series has at least crossed someone's mind at Marvel with both the successes of Deadpool as a movie and the very Hard R content of the Netflix marvel series.
