That IS a standard zentai fabric, the wearer just painstakingly added every single dot with dimensional fabric paint.

Several of those example pictures are stolen photos of SpideyFit and TStunning Spidey wearing Orhadar pattern RPC studio suits, so yes, I'd say this is false advertising at best, and more likely a stolen pattern file.
